Default Transfer of house and lands.

I have a copy each of two indentures, one dated 1st. January 1807 and the other dated 2nd. January 1807.They both describe the sale of a dwellinghouse and associated lands in Dorset, England. The description of the lands in each is identical, which leads me to believe that they are part of a procedure in use at that time which circumvented the need to enrole a deed in order to sell land. Can anyone direct me to documentation which explains this procedure and might confirm my belief?
