Chattel lease

I have some wills from the 1730s, the inventories of which show that the deceased estate comprised in part chattel leases and other leases.

Can anybody explain the difference between these two?

References I've found have always indicated that chattel leases relate specifically to leasehold farm(land). The other leases may be for property in towns, shops, etc.
